HouseWeb is the oldest online property sales portal in the UK. Established in 1996, this company brings house buyers and homeowners together in the sales process, saving them an average of £5500 per transaction. So far, they have managed to bring together over 10000 homeowners and buyers reducing both stress and cost.

This award-winning website enables vendors who wish to control the sale of their home on their own to advertise to over a potential 3 million home hunters replacing the estate agent who usually acts as the middleman between the two. What’s more, the agent partner that works with HouseWeb helps to negotiate the best possible price once offers are received, all at no extra cost. There are no hidden fees or commissions to pay. What you see is what you pay.

The Premise

By using HouseWeb, the vendor’s property appears on no less than 350 UK property websites including the major sites such as Rightmove, Zoopla, PrimeLocation, Home.co.uk, Mouseprice and many more.

This process is possibly the easiest on the web, possible start to completion only taking a few minutes. It begins by registering as a new user, entering the property details and submitting the photos. A soon as the vendor has paid online, the property goes live and enjoys maximum exposure. Aside from the fact that there is access to the account online 24/7, vendors also have a private enquiry section that enables the seller to receive private communication directly from home hunters and potential buyers.

Sales Options and Pricing

There are three available packages: Standard, Deluxe and Platinum, priced at £195, £295 and £395 respectively. While the three options are very similar the more expensive options supply more in terms of service options, e.g. the Standard package permits the upload of 2 photographs, the Deluxe package 25 photographs and the Platinum package upload of 30 photographs. The listing duration on external sites for the Standard and the Deluxe packages is for three months, however, the Platinum package will continue to advertise the property externally until the property is sold regardless of the time frame it takes to sell.

Both the Deluxe and the Platinum packages will provide a for sale signboard, where this will be charged as an optional extra at £40 in the Standard Package. The Standard and the Deluxe packages both exclude the EPC certificate which is offered as an optional extra at £65.

The Standard Package does not include the property as featured for the week, whereas this is a default privilege that comes with the Deluxe and the Platinum packages. This option, however, can be purchased as a featured property for one week, for an additional £25. Only the Platinum Package offers weekly performance update and arranged viewings, neither of which are available as optional extras for the other two packages. Floor plans are available as a combined optional extra with the EPC for an additional £139 adding value as a combination option.

What Are The Positives Of HouseWeb?

Anyone wanting to gain complete control over all aspects of the sale of their property can do so using HouseWeb. The website is easy to navigate, and the process is transparent both regarding getting on board as well as making payment and the available options.

The site makes it very clear as to what is included, and it’s easy to find the relevant information. HouseWeb would appear to be the sensible route for the tech savvy person especially as the service provides private messaging, something not yet promoted by other portals. The 24/7 availability makes it the perfect option for very busy people who keep a well-controlled hold over their availability and the time to manage anything as major as selling a house.

What Are The Negatives Of HouseWeb?

As with any online estate agent, communication methods may not be to everyone’s taste. Customer service is provided through an email infrastructure, so a frustrated customer or potential buyer will not be able to make contact quickly using a phone.

The website also isn’t very adaptable and is unable to accommodate mobile devices as it currently adapts to only a few screen sizes and is not responsive. As more and more people use tablets and mobiles to access the web, HouseWeb might be quite a frustrating, customer-unfriendly site to use.

Summary

The site offers great value for money, a streamlined service and excellent exposure online, far more than a regular high street agent would be able to. The only considerable downside is that the site is not mobile optimised, beyond this fact, the site equals its competitors in most areas and exceeds them in terms of communication facilitation between buyer and seller.
